  • To subdivide land to:
    • create allotments for residential units and ancillary residential
    • create 2 allotments for future residential use that is outside the scope of the project
    • create 2 allotments for a future neighbourhood centre that is outside the scope of the project
    • create 2 balance allotments
  • construct approximately 85 residential units on approximately 85 of the allotments (approximately 66 with access from Rodney Street and approximately 19 with access from Monowai Street)
  • construct or install structures and infrastructure that are associated with the subdivision and the residential units.

Location

Approximately 24.8 hectares of land at 338 Rodney Street, Wellsford, Auckland and the adjacent road reserve; and approximately 6.7 hectares of land at the northern end of Monowai Street, Wellsford, Auckland.

Reasons for decision

The project will:

  • help to achieve the purpose of the Act
  • generate approximately 560 direct full-time equivalent jobs (FTE jobs) and approximately 489 indirect FTE jobs over a 5-year design and construction period
  • increase housing supply through the construction of approximately 85 residential units
  • likely progress faster than would otherwise be the case under standard Resource Management Act 1991 consenting processes.

Any actual and potential effects on the environment, and proposed measures to avoid, remedy, mitigate, offset, or compensate for any adverse effects, can be appropriately tested by an expert consenting panel against Part 2 of the Resource Management Act 1991 and the purpose of the Act.
