Project summary

To construct and operate a retirement village comprising of approximately 11 buildings, each up to 17 metres in height, on an approximately 3.2- hectare site. The project will replace the existing unoccupied aged care buildings and provide for approximately 185 independent living units and 58 aged care beds and will comprise.

  • ancillary facilities (including lounge and dining areas, activity rooms, a health and wellness centre, a cinema, a gymnasium and associated outdoor amenity spaces)
  • parking spaces (underground and uncovered)
  • vehicle accessways
  • any necessary upgrades to three-waters infrastructure and landscaping.

Reasons for decision

The project will:

  • generate employment by providing approximately 3,580 full-time equivalent (FTE) jobs over an approximately 6-year development period and approximately 98 ongoing FTEs through the ongoing operation of the retirement village
  • increase housing supply through the construction of approximately 185 independent living units in a range of typologies, and approximately 58 aged care beds
  • progress faster than would otherwise be the case under standard Resource Management Act 1991 process.

Any actual and potential effects on the environment, and proposed measures to avoid, remedy, mitigate, offset, or compensate for any adverse effects, can be appropriately tested by an expert consenting panel against Part 2 of the Resource Management Act 1991 and the purpose of the Act.
