The project is to develop an approximately 12-hectare site for use as a light industrial business park. It includes constructing yards, buildings for light industrial purposes, a private road, access, parking, three-waters infrastructure including a wastewater treatment facility, and landscaping including planting. The project also includes associated works to construct a new roundabout on Whitford-Maraetai Road and upgrade of Whitford-Maraetai Road reserve.

The project will:
- generate employment by providing 345 direct and 12-170 indirect full-time equivalent (FTE) jobs over a 3-year construction period
- progress faster than would otherwise be the case under standard Resource Management Act 1991 process.
Any actual and potential effects on the environment, and proposed measures to avoid, remedy, mitigate, offset, or compensate for any adverse effects, can be appropriately tested by an expert consenting panel against Part 2 of the Resource Management Act 1991 and the purpose of the Act.
