To subdivide a 10.6-hectare site and construct approximately 303 residential units (26 units may be constructed by third parties)

  • construct supporting infrastructure including roads, vehicle accessways and three-waters services
  • the restoration and planting of a natural wetland on the site
  • involve some earthworks extending onto small areas of the adjacent properties at 17, 39 and 53 Small Road, Silverdale.

10.6-hectare site located at 1 Silverwater Drive and 2150 East Coast Road, Silverdale, Auckland and some earthworks extending onto small areas of the adjacent properties at 17, 39 and 53 Small Road, Silverdale.

Reasons for decision

The project will:

  • generate employment by providing approximately 740 direct full time equivalent (FTE) jobs over a 5-year design and construction period
  • increase housing supply through the provision of approximately 303 residential units
  • have positive effects on social well-being by generating employment and providing additional housing in a range of typologies
  • progress faster than would otherwise be the case under standard Resource Management Act 1991 process, provided that the applicants lodge their applications for resource consent in a timely manner following project referral.

Any actual and potential effects on the environment, and proposed measures to avoid, remedy, mitigate, offset, or compensate for any adverse effects, can be appropriately tested by an expert consenting panel against Part 2 of the Resource Management Act 1991 and the purpose of the Act.
